Where I See Opportunity in the East Bay Housing Market Right Now

East Bay Real Estate Market Updates Home Buying Home Selling Jen Moeller October 1, 2026

There’s a lot of noise around the housing market right now. Interest rates are still affecting affordability. Insurance has become a much bigger part of the conversation. There’s a lot of talk about AI and IPO wealth in the Bay Area. And there are plenty of predictions about what happens next.

But I find it much more useful to look at what’s actually happening house by house and neighborhood by neighborhood.

Because this is not one market.

And right now, I’m seeing some interesting opportunities.

The East Bay Market Hasn't Slowed Everywhere

Higher mortgage rates have pushed some buyers to the sidelines. Others are still looking, but they’re being much more selective about what they’re willing to stretch for.

You might assume that means the East Bay housing market has slowed across the board.

It hasn’t.

I’m still seeing the right homes in Orinda, Lafayette, Moraga and other desirable East Bay neighborhoods attract significant attention when the house, location, preparation and pricing all come together.

At the same time, I’m seeing perfectly good homes sit.

That gap is where things get interesting.

Where I See Opportunity for East Bay Buyers

I’m paying close attention to the houses everyone else has stopped paying attention to.

Maybe a house came on too high. Maybe the kitchen is dated. Maybe the photos didn’t do it any favors. Maybe there’s an insurance concern or an inspection issue that needs to be better understood.

Or maybe buyers simply passed it by.

Sometimes there’s a very good reason a house is sitting.

But sometimes there isn’t.

Once a property has been on the market for a while, the conversation can change.

A seller may become more open to negotiating on price. There may be an opportunity for credits or repairs. And perhaps most importantly, a buyer may actually have time to investigate the house and understand what they’re buying instead of making a major financial decision while competing against several other offers.

Part of my job is figuring out the difference between a house that has been overlooked for a reason and one that has simply been overlooked.

Interest Rates Aren't the Only Part of the Equation

Higher rates absolutely affect affordability. There’s no getting around that.

But there is another side to it.

Some of the buyers who would normally be competing with you are sitting this market out.

So I wouldn't look at interest rates in isolation. The price you pay, the competition you face, your financing and the leverage you have all matter.

Sometimes buying at today's rate with less competition can create an opportunity that may not exist if rates fall and more buyers return to the market.

It depends entirely on the house and your situation.

What This Market Means for East Bay Sellers

Buyers haven't disappeared.

They're concentrating.

When the right house comes on the market, I still see buyers move quickly. That makes preparation, positioning and pricing particularly important right now.

And preparation does not mean renovating everything.

I regularly see homeowners getting ready to spend money on things that probably won't change what a buyer is willing to pay.

I'd rather ask:

What will buyers notice? What will concern them? And what will actually affect value?

Sometimes that's paint and floors.

Sometimes it's drainage, insurance, deferred maintenance or an inspection issue that should be understood before the house comes to market.

And sometimes the smartest thing to do is leave something alone.

Knowing where to spend money before selling — and where not to — can make an enormous difference.

Pricing Matters More in a Selective Market

The same goes for pricing.

A home positioned correctly from the beginning can create urgency.

Start too high, and a house can sit long enough that buyers begin wondering what's wrong with it.

That's particularly important in a market where buyers have become more selective.

Two similar houses can have completely different outcomes depending on how they're prepared, positioned and introduced to the market.

What If You Need to Sell Before You Buy?

This may be one of the more interesting opportunities in the current East Bay market.

The market for the house you own and the market for the house you want to buy can be completely different.

You may own a home in Orinda, Lafayette, Moraga or another neighborhood where demand for your type of property remains strong.

Meanwhile, the house you want to buy may be sitting with very little competition.

In the right situation, that can mean selling into strength and buying with leverage.

That's a much more useful analysis than trying to decide whether the entire housing market is "good" or "bad."

So, Is This a Good Time to Buy or Sell?

I don't think that's the most useful question.

I'd ask:

Where is the opportunity in your particular situation?

Because there are opportunities in this market. They're just not evenly distributed.

Finding them comes down to understanding the individual house, the neighborhood, the competition, the price point and what is happening in that particular segment of the East Bay market.

That's much more valuable than reacting to the latest housing headline.

If you're wondering what this market could mean for your house, your home search or even a move that may still be a year or two away, send me a note. I'm always happy to look at the specifics with you and tell you what I'm seeing.
