Lafayette Reservoir with its concrete tower, floating buoys, and wooded hills.

Lafayette

Lafayette combines a vibrant downtown with highly regarded schools, beautiful established neighborhoods, outdoor space and convenient access to BART and Highway 24. From walkable homes near downtown to larger properties in Happy Valley, Burton Valley and Reliez Valley, Lafayette offers a range of lifestyles within the heart of Lamorinda.

Living in Lafayette, CA

Lafayette offers one of Lamorinda’s best combinations of downtown life, highly regarded schools, outdoor space and access to San Francisco. With its own BART station, Highway 24 access and neighborhoods ranging from walkable areas near downtown to larger properties in Happy Valley, Burton Valley and Reliez Valley, where you live within Lafayette can make a meaningful difference in both lifestyle and real estate value.

Downtown Lafayette is centered along Mt. Diablo Boulevard, with restaurants, coffee shops, local businesses and everyday conveniences close together. Just beyond downtown, the neighborhoods change quickly. Some homes are walkable to town and BART, while others feel much more private and tucked away.

Lafayette Neighborhoods

Lafayette isn’t one uniform housing market. Happy Valley, Burton Valley, Reliez Valley, downtown Lafayette and the neighborhoods around the Lafayette Reservoir each have their own feel.

Lot size, topography, sun exposure, school assignment, proximity to downtown and commute can vary significantly depending on location. Those differences can also have a meaningful impact on property values.

Lafayette Schools

Lafayette’s public schools are an important reason many families consider the area. Elementary and middle school students are served by the Lafayette School District, while high school students generally attend Acalanes High School within the Acalanes Union High School District.

For buyers, I always recommend verifying current school boundaries directly with the school district for a specific property.

Lafayette BART & Commuting to San Francisco

Lafayette has its own BART station as well as direct access to Highway 24, making it a popular option for people commuting to Oakland and San Francisco.

Where you live within Lafayette still matters. A home near downtown or BART can offer a very different daily commute from a property farther into Happy Valley, Burton Valley or Reliez Valley.

Lafayette Reservoir, Parks & Trails

The Lafayette Reservoir is one of the community’s defining outdoor spaces, with walking and running trails, picnic areas and recreation close to town.

Lafayette also offers access to open space and trails throughout the surrounding hills. The ability to have both outdoor space and a real downtown nearby is part of what makes Lafayette distinctive within the East Bay.

Lafayette Real Estate & Homes

Lafayette real estate ranges from charming older cottages and ranch homes to extensively remodeled properties, contemporary homes and newer construction.

The lots can be just as varied. Some are flat and close to town, while others offer privacy, views and larger hillside settings.

When evaluating a Lafayette home, I pay close attention to things that aren't always apparent in listing photos: the specific location within the neighborhood, lot usability, drainage and topography, insurance considerations, permits and improvements, commute and how the property compares with recent nearby sales.

These differences also matter when selling. Two Lafayette homes with similar square footage can perform very differently depending on their location, lot, condition, updates and presentation.

Buying or Selling a Home in Lafayette

Lafayette is part of the Lamorinda and East Bay market I work in every day. My goal is to help buyers understand not only the home they are considering, but the neighborhood, schools, commute, recent sales and other factors that can affect both day-to-day life and long-term value.

For sellers, that local knowledge helps determine what preparation is worthwhile, how to position a property and how to price it for the current Lafayette real estate market.
